Before an acquisition or financing, we evaluate the quality of a building, identify technical risks and estimate the multi-year works budget.

Our red-flag and full reports give buyers and lenders a clear, independent basis for their decision.

We survey the condition of structures, façades, roofs, finishes and technical installations, with condition scoring to NEN 2767.

Where required, we verify gross and lettable floor areas to NEN 2580, the basis for valuation, leasing and transactions.

We review the performance, safety and continuity of HVAC, electrical, sanitary, elevator and building-management installations.

We also assess fire-safety compliance and carry out environmental site assessments (ESA), including asbestos and legionella reviews.

To extend the lifespan of technical installations and building systems, we develop structured Operations and Maintenance Plans, defining maintenance schedules, inspection procedures and recommended interventions. We also draft maintenance specifications (SLA/KPI) and assess the quality and cost of maintenance programmes, so property managers can track and optimize performance.

The plan is regularly reviewed and updated to reflect the condition of the facilities and typically covers a multi-year period.
